3What are the requirements for payment?
Dues are due at the 1st of the month with a 5 day leeway. The Board and Management recommend paying via the portal. It is the safest and easiest way to make sure your payment is on time. If you have not signed up for the portal, we start there. Remember, although using autopay is the easiest way for you to make sure your payments are on time, you are NOT required to sign up for the autopay method.

Please note that all payments require you to check the box acknowledging the convenience fees, however, only payments made with a debit or credit card will incur a convenience fee. There is no charge when paying with your bank account information.

6Can I Put Up A Satellite Dish?
Rule # 3001 of the East Bluff Rules and Regulations states: – Owners must notify the Association in writing for any structural modifications or alterations to their unit. (which includes satellite dishes) Before you schedule a satellite dish installation you must fill out a STRUCTURAL MODIFICATIONS FORM and it MUST BE APPROVED by the board of directors. You can obtain a structural modifications form from the maintenance office at 309 East Bluff, or call us and we can deliver one to your unit. You can also find a form on our website, eastbluffcondos.com on the FAQ page. One of our staff MUST be present while the dish is being installed to insure no damage is done to the unit roof or wires installed outside the building. NO DISHES MAY BE INSTALLED ON THE ROOF. NO HOLES MAY NOT BE PUNCED IN THE ROOF. NO NAILS OR FASTENERS MAY BE ATTACHED TO THE ROOF. Installation must be scheduled between the hours of 8:00AM and 12:00 PM Monday thru Friday. If a dish is installed without following the procedure above you will be required to move it immediately. If there is any damage that needs to be repaired, the cost will be passed on the owner of the unit. Absentee owners…please make sure your tenants are aware of this process. Ultimately you will be responsible for any repairs.

8My Garbage/Recycling

As you may already know, the city of Madison will no longer pick up large items as previously listed on their schedule. They will only pick up large items if they are scheduled by individual homeowners. Here is the site where you will need to schedule your large item pick up. Schedule Pickup

If you don’t have a computer call the streets division: 608-246-4532 East Bluff staff will not dispose of any large items or electronics. Also, TV’s or Monitors and any other items that require a sticker are no longer allowed to be put on the curb, with or without a sticker. You will need to take them to the Sycamore Land Fill. The new recycle/trash pick up schedule is attached. As you can see there is no large item pick-up dates listed on the schedule Any resident who is found to have put items on the curb outside of the bins or on the (improper) collection date (other than the correct placement of cardboard) will incur a fine of $100.00 without notice.

9Recycling Rules Regs
If you are physically unable to take the bins to/from curb, please contact the East Bluff office to see if there is a volunteer that might be able to help. You can also contact the East Bluff office to get a calendar of schedule pickups from the City. Reminder. Trash and recyclable containers must be taken in from the curb within 12 hours after city pick-up. Any resident who does not return their trash can by the appropriate time will receive 1 warning. After that a $25.00 fine will be posted to the owners account without notice.

11How do I request outside maintenance

12 Can I make external structural modifications to my unit?
East Bluff Homeowners Association's Rules and Regulations - Rule #3001 states that prior approval is required for any exterior structural modifications to their unit. Please complete both forms:

13Can I rent my unit?
Although use of East Bluff units as rental property is not restricted, owners are required to inform all tenants of East Bluff Rules and Regulations and see that renters comply. The homeowner is held responsible, along with the tenants, for rule violations.

East Bluff owners who rent their unit must provide management with a current copy of the lease agreement between the homeowner and the renter. If the lease does not contain a list of all people living in the unit then the homeowner must provide management with a list of all those living in the unit.

The lease and list of people living in the unit if necessary must be emailed to management at [email protected] within three (3) days of the date that renters move into East Bluff. Failure to provide the requested information will result in the homeowner being assessed a $100 fine.
14I am planning to sell my home. Are there any important things I need to know?
Homeowners – please review below and share with your realtor:

The Superintendent will only work directly with homeowners. Please do not refer the realtor to the Superintendent to set up appointments or take care of any other selling needs.

Please do not tell clients that these are “great rental properties” if you can’t/don’t sell your unit.

Every unit comes with one designated reserved spot. Visitor spots are also available – parking is only allowed for 72 hours at a time. Visitor spaces are not guaranteed to be available, so please don’t promise this to potential buyers.

Our units are FHA approved.

As you’re moving out, decluttering or making improvements, please follow guidelines for trash/recyclables and large item pick-up. You can obtain this information from the East Bluff office or the City of Madison Streets Dept. (608-209-3657). Construction waste is the responsibility of the owner. Appliance stickers are available for purchase at the East Bluff office.

Any changes for the automatic withdrawals to pay for your condo fees must be submitted in writing prior to the 5th of the month.
